Common causes
- Snow and slush melting off cars all winter.
- Water running under the garage door or pooling at floor drains.
- Cardboard boxes stored on concrete.
- A water heater or softener in the garage leaking slowly.
Watch the shared wall
Mold on the drywall between the garage and the house can mean moisture inside that wall. Check the house side too. See garage flooding.
Prevention
- Store items on shelves or in plastic bins, off the floor
- Squeegee meltwater toward the door or drain
- Keep gutters and grading directing water away
- Crack the door on dry days to air it out
- Check water heaters and softeners regularly
When to call
Large patches, mold on the shared wall, or mold after a flood need a proper inspection. Vault’s AMRT-certified crew performs post-remediation clearance; air samples go to Sporecyte, an outside lab. Inspections start at $99; remediation starts at $500.
