Why it matters

Every flush can push a little water under the flooring. Over time that rots the subfloor and can grow mold below. Water from the drain side is considered dirty — see water categories.

  1. Pull the toilet and inspect the flange and subfloor.
  2. Remove damaged flooring and subfloor if soft.
  3. Dry and, if needed, clean the area.
  4. Replace the wax ring, flange, and flooring.

Vault documents the damage, records daily moisture readings, scopes in Xactimate, and bills State Farm, USAA, Allstate, Farmers, and Bear River Mutual directly.
