What usually happens
- Carpet pad — almost always removed.
- Carpet — sometimes saved after a quick, clean-water loss.
- Lower drywall and insulation — often cut out (a flood cut) to dry the wall.
- Framing and concrete — dried in place.
Why finished basements are tricky
Basement walls often have insulation against cold concrete, and water wicks up drywall quickly. Concrete slabs hold moisture for days. Without measured drying, mold can grow behind walls — see mold in basements.
Common causes in Utah
- Spring runoff and window wells — window well flooding
- Sump pump failure — sump pump failure
- Water heater and softener leaks
- Sewer backups — sewer backup
The process
- Extract standing water.
- Remove pad and wet materials that can’t be saved.
- Dry with commercial dehumidifiers and air movers; record daily readings.
- Rebuild once dry.
Vault documents the damage, records daily moisture readings, scopes in Xactimate, and bills State Farm, USAA, Allstate, Farmers, and Bear River Mutual directly.
