Water Damage Under the Kitchen Sink

Common leak sources

  • Supply lines and shut-off valves — braided lines and old valves fail.
  • Drain connections and the P-trap — slow drips that go unnoticed.
  • Garbage disposal — cracked housing or loose flange.
  • Dishwasher drain or supply line — see dishwasher leaks.

What to check

  1. Empty the cabinet and dry the floor with a towel.
  2. Put a dry paper towel under each connection and run the faucet and disposal.
  3. Look for swelling, bubbling, or soft spots in the cabinet floor.
  4. Check the wall behind the cabinet and the floor or ceiling below.
  5. Smell for mustiness — a sign water has been there a while.

Cabinet repair or replace?

  • Solid wood or plywood that’s only damp can often be dried in place
  • Particleboard that has swollen usually can’t be restored
  • Mold on the cabinet floor or wall behind it means removal and cleaning

Slow sink leaks often spread under flooring and into the subfloor. Vault removes the toe kick if needed, uses moisture meters to map the wet area, and dries cabinets and subfloor with targeted airflow. Vault documents the damage, records daily moisture readings, scopes in Xactimate, and bills State Farm, USAA, Allstate, Farmers, and Bear River Mutual directly.
