Is Mold Covered by Homeowners Insurance in Utah?

Mold insurance in Utah — at a glance

  • Yes, sometimes. Most Utah policies include a mold rider that caps coverage at $5,000-$10,000.
  • Only if the mold stems from a covered water loss. Burst pipe → mold = covered (up to cap). Humidity → mold = not covered.
  • Gradual leaks → mold = usually not covered. This is the #1 denial reason.
  • Some policies exclude mold entirely. Read your declarations page.
  • Higher mold limits are available as a rider upgrade — $25,000, $50,000, or more — if you ask your carrier.
  • Vault scopes mold in Xactimate so your adjuster can apply whatever coverage you have.

The short version

Standard Utah homeowner’s policies cover mold only when it results from a covered water loss, and even then they cap the coverage at a modest amount (usually $5,000-$10,000). Some policies exclude mold entirely as a liability concern.

This is a national trend that intensified in the early 2000s after a wave of mold-related lawsuits. Insurers responded by adding mold caps and exclusions to limit exposure.

When mold IS typically covered

  1. Burst pipe → mold. A supply line fails suddenly, water damages drywall, mold grows within 48 hours. Covered up to the mold cap.
  2. Appliance failure → mold. Dishwasher or washing machine supply hose ruptures. Covered up to the mold cap.
  3. Storm-driven roof leak → mold. If the roof damage is from a covered storm event and water enters, resulting mold is covered up to the cap.
  4. Overflow → mold. Bathtub left running, toilet overflow. Covered up to the mold cap.

In each case, Vault documents the water source and timing on the first visit, so the adjuster can see clearly that the mold is secondary to a covered loss.

When mold is typically NOT covered

  1. Gradual leaks. A shower pan leaked for 6 months before you noticed it. Insurer calls this “long-term seepage” — not sudden-and-accidental.
  2. Humidity. Basement with no dehumidifier, high humidity, mold grows on cardboard boxes and furniture. Not a water loss.
  3. Flood water. Mold from flood damage is covered under flood insurance (NFIP), not homeowner’s.
  4. Sewer backup. Covered only if you have the sewer-and-drain backup endorsement.
  5. Deferred maintenance. You knew about a drip and didn’t fix it. Mold from that is on you.
  6. Ventilation issues. Attic without proper venting grows mold. Maintenance, not a loss.

What “mold cap” means in practice

Example: your policy has a $5,000 mold cap. The remediation + reconstruction cost is $9,500. Insurance pays $5,000 (minus your deductible); you pay the remaining $4,500 out of pocket (or finance it).

Example: your policy has a $10,000 mold cap. Scope is $7,200. Insurance pays the full $7,200 (minus deductible).

If you’ve had multiple mold claims, your insurer may reduce or exclude future mold coverage at renewal. Mold claims impact your record more heavily than most water losses.

How to find your current mold coverage

  1. Pull your most recent policy declarations page.
  2. Look for “Fungus”, “Mold”, or “Microbial Contamination” under coverages or endorsements.
  3. Note the sublimit (e.g., “$5,000 aggregate” or “$10,000 per occurrence”).
  4. Look for exclusion language if there’s no sublimit.
  5. Call your agent if the language is unclear.

Should you add more mold coverage?

Higher mold riders are available from most carriers:

  • $25,000 cap: typically $100-$250/year extra
  • $50,000 cap: typically $300-$600/year extra
  • Higher: specialty insurers, custom rates

Worth considering if:

  • Your home has a basement
  • You live in a high-humidity area (less of an issue in dry Utah, but still relevant for homes near water)
  • Your home has had water issues before
  • Your home is older (more surfaces where hidden water can accumulate)

What Vault does on a mold insurance claim

  • Document the water source and timing to establish sudden-and-accidental
  • Scope in Xactimate matched to insurer pricing
  • Submit to adjuster for approval
  • Work within the approved scope up to the mold cap
  • Show you the gap in writing if the scope exceeds the cap — before any work starts
  • Direct bill the covered portion
  • Finance option through Wisetack for the gap
