Musty smell — at a glance
- A musty, earthy smell usually comes from microbial growth (mold or bacteria) feeding on damp material.
- You may smell it before you see it. The source is often under a sink, under flooring, inside a wall, or in a crawlspace.
- Air fresheners hide it — the moisture source keeps feeding it.
- Find the moisture, find the source. Vault traces it with moisture meters and thermal imaging. (385) 250-2825.
Most common sources in Utah homes
Basements
Snowmelt and spring groundwater seep through foundation walls, and finished basements hide it behind drywall and carpet pad. See mold in your basement.
Crawlspaces
Exposed soil, no vapor barrier, plumbing leaks. Crawlspace air rises into the living space. See crawlspace water damage.
Under kitchen and bathroom sinks
Slow drips from drain traps and supply lines soak the cabinet floor for months. Check for swollen particleboard and dark staining.
Around appliances
Dishwashers, refrigerator ice-maker lines, and washing machines leak slowly underneath where nobody looks. See dishwasher leaks and refrigerator leaks.
HVAC system
A musty smell that’s strongest when the furnace or AC kicks on points to the air handler, drain pan, or ductwork. See HVAC cleaning.
Attic
Roof leaks, ice dams, and bath fans venting into the attic instead of outside. See mold in your attic.
Old water damage that was never dried
A past leak that got patched and painted without drying the cavity. Common in homes that changed hands.
How to track it down
- Close the house up for a few hours, then walk through room by room. The smell is strongest nearest the source.
- Open every under-sink cabinet and smell and feel the cabinet floor.
- Check closets on exterior walls and behind furniture against exterior walls.
- Run the HVAC and see if the smell gets stronger at the vents.
- Look for clues: stains, peeling paint, warped baseboards, soft flooring. See hidden water damage signs.
- Check humidity. Sustained indoor humidity above roughly 60% supports mold growth on its own.
When to call a professional
- The smell persists after you’ve cleaned and dried what you can see
- It’s strongest at a wall, floor, or ceiling with no visible source
- It returns every spring or after heavy rain
- You’re buying or selling the home and need documentation
Vault’s inspection uses moisture meters and thermal imaging to find wet areas behind surfaces. Lab testing is available when it adds useful information — see do I need mold testing?
