Portable and Window AC Condensation Damage

Key points

  • Portable ACs pull gallons of water from the air — a full tank or clogged pump overflows.
  • Window units normally drip outside; blocked drains push water into the sill and wall.
  • Wet carpet under a portable AC is often ignored until mold starts.
  • Wet window sills rot the sill and frame before paint shows it.

Signs

  • Water on the floor around a portable AC
  • Wet or stained window sill under a window unit
  • Peeling paint or soft drywall below the unit
  • Musty smell from the unit or the wall

Fix the source

  • Empty the portable AC tank, or set up continuous drain to a floor drain or condensate pump
  • Tip window units slightly down toward the outside so they drain
  • Clear the drain port on window units each season

If the floor or wall is wet

Carpet and pad can trap water for days. We map it with moisture meters and dry or remove what needs it. See wet carpet, hidden water damage signs and AC leaking water damage. Vault documents the damage, records daily moisture readings, scopes in Xactimate, and bills State Farm, USAA, Allstate, Farmers, and Bear River Mutual directly.

Common questions

Why is my portable AC leaking?

The most common causes are a full internal tank, a unit that is not level, a loose drain plug, or a clogged drain hose or failed pump. In humid weather the unit pulls more water from the air, so tanks fill faster.

Why is my window AC dripping inside?

Usually the unit is tilted toward the room, the drain channel is clogged, or a dirty filter has let ice build up on the coil, which melts and runs inward. Clean the filter, clear the drain and check the tilt.

Can AC condensation really cause mold?

Yes, when it soaks carpet, pad or drywall that is not dried. The EPA advises drying wet materials within 24–48 hours to help prevent mold growth. See preventing mold after water damage.
