Washing machine water event — do this now
- Shut off power to the washer at the breaker or unplug if safely dry at the plug.
- Shut off the water supply — valves behind the washer for both hot and cold. If stuck, shut the house main.
- Stop the cycle — pause button or power off.
- Assess the source: hose burst, overflow from washer, drain backup, or washer internal leak?
- Call Vault at (385) 250-2825 for extraction, especially if water reached adjacent rooms or lower floors.
- Photograph everything for insurance.
Why washing machine events are often large losses
A washing machine supply hose runs under 60 PSI house pressure. A burst hose releases water at the rate of several gallons per minute until shut off. If the burst happens during a cycle while you’re away, 500-2,000 gallons can empty into your laundry room, kitchen, hallway, and anywhere else gravity takes it.
If the laundry room is on an upper floor, the water cascades down through the ceiling to the floor below — often damaging two floors and sometimes a basement.
Common washing machine leak sources
Supply hose burst
The highest-volume failure. Rubber hoses degrade over 5-10 years and burst without warning. Braided stainless-steel hoses last longer but can still fail at connections. Classic timing: during a wash cycle while you’re at work. Signs: wet floor, hose visibly damaged, water flowing even when the washer is off.
Hose connection leak
Slow drip at the connection to the washer or to the wall supply. Over time, chronic drip saturates subfloor and lower drywall. Signs: slow stain building up, musty smell, no catastrophic failure.
Washer overflow (level sensor failure)
The washer’s water-level sensor fails or the fill valve won’t shut off. Water pours over the top during fill. Signs: water on the floor from the top of the washer, washer running an unusually long fill cycle.
Drain hose dislodged
The gray flexible drain hose comes out of the standpipe or utility sink during a spin cycle. Dirty wash water pumps onto the floor instead of into the drain. Signs: gray/dirty water on the floor during the spin cycle, usually a one-time surprise event.
Washer internal leak
Pump seal failure, tub crack, door seal failure (front-loaders). Signs: water under the washer, often small amounts; washer may still be functional.
Drain line backup
Wash water can’t drain into the standpipe because the drain is clogged. Water backs up and overflows. Signs: wash water around the washer and up through other floor drains.
What Vault does on arrival
- Verify water source is shut off.
- Verify electrical safety (power off to wet areas).
- Truck-mounted extraction of standing water.
- Moisture map affected area with meters and infrared.
- Set up containment if water affected living space.
- Deploy air movers and LGR dehumidifiers to IICRC S500 standard.
- Remove unsalvageable materials (carpet pad, soaked drywall below waterline, insulation).
- If upper-floor event: open the ceiling below for cavity drying.
- Document the loss in Xactimate.
- Reconstruct — same crew.
Typical cost
| Scope | Typical range |
|---|---|
| Small overflow, laundry room only, tile floor | $750-$2,500 |
| Burst hose during cycle, main-floor laundry, water spread to hall and kitchen | $3,500-$8,500 |
| Upper-floor laundry, water cascaded to lower floor | $8,500-$18,000+ |
| Burst at vacation home, running for days | $18,000-$45,000+ |
Insurance coverage
Burst hose and sudden overflow are typically covered as sudden-and-accidental. Chronic small drips are often disputed as deferred maintenance.
Unoccupied-home events may be excluded if the stated unoccupancy limit has been exceeded (common at vacation homes or extended travel).
Prevention (fast, cheap, effective)
- Replace supply hoses every 5-7 years with braided stainless steel. $25-$40 pair. Takes 15 minutes.
- Install a washer pan with drain under the washer. $75-$200. Catches small leaks before they reach the floor.
- Install a water leak detector next to the washer. $20-$40 for a puck alarm.
- Install a whole-home automatic shutoff valve (Flo, Phyn, LeakSmart). $400-$900 installed. Catches the burst at any hour.
- Install washer-specific auto-shutoff valves (FloodStop). $130-$250. Shuts off water to washer when the sensor gets wet.
- Shut off water to the washer when traveling for more than a few days. Takes 10 seconds.
- Never run the washer when nobody is home.
