Water Heater Leaking — What to Do and How Much It Costs

Water heater leaking — do this now

  1. Shut off the cold water supply to the tank. There’s usually a dedicated valve on the cold water line above the tank.
  2. Shut off the power — gas valve for gas heaters, breaker for electric. A dry heating element burns out in minutes.
  3. Assess the leak location. Top fittings? Side wall? Bottom? Different sources mean different urgency.
  4. Call a plumber for repair or replacement, and call Vault at (385) 250-2825 if water has reached flooring, walls, or any living space.
  5. Photograph everything for insurance before cleanup.

Where water heaters leak from (and what each means)

Top of the tank (fittings)

Usually a loose cold-water inlet, hot-water outlet, or temperature-pressure relief (T&P) valve. Often repairable — tighten fittings, replace valve, replace flex connectors. $150-$450 by a plumber.

Side of the tank (through a wall seam)

The tank interior has cracked or corroded through. Not repairable — replace the tank. Age it: tanks over 8 years old are often at end of life.

Bottom of the tank

Also means tank failure in most cases — bottom corrosion, often around the drain valve or where the tank sits on the pan. Replace.

T&P valve discharging

The temperature-and-pressure relief valve releases water if the tank over-pressurizes (too hot, over-pressured supply). Could be the valve itself, the thermostat, or an actual overpressure condition. Shut off and call a plumber.

Pilot pan or drip pan full

Water is leaking slowly from somewhere above, pooling in the pan. If the pan has a drain, it’s doing its job. If not, water is building up.

Common Utah water heater failures

  • Sediment corrosion. Utah’s hard water deposits sediment in the tank bottom. Over 5-10 years, sediment traps heat against the steel, accelerating corrosion. Flushing annually extends life.
  • Anode rod exhaustion. The sacrificial anode rod protects the tank interior. After 5-7 years it’s often fully consumed; the tank starts corroding. Replacement $150-$300.
  • Freeze damage. Water heaters in unheated spaces (garages, crawlspaces, exterior utility rooms) can freeze and crack during Utah winter cold snaps.
  • Flex connector failure. Braided stainless flex lines to the inlet/outlet degrade over 10-15 years. Burst connector is a classic cause of unoccupied-home flooding.
  • Earthquake strap failure. Required in some Utah jurisdictions. Not usually a leak cause but relevant for seismic risk.

Water heater replacement cost in Utah

  • Standard 40-50 gallon gas tank, like-for-like swap: $1,500-$2,800 installed
  • Standard 50-80 gallon electric: $1,800-$3,200
  • Tankless gas conversion: $3,500-$6,500
  • Heat pump water heater: $3,500-$5,500 (rebates sometimes available)
  • Expansion tank addition (required by some Utah codes): +$150-$350
  • Code upgrades (venting, earthquake strap, drip pan): +$200-$800

Water damage from a failed water heater

A 50-gallon tank can release its full contents to the floor in 20-40 minutes once a tank crack opens. If the water heater is in a basement, a utility room on carpet, or a space with hardwood floors, that water goes everywhere.

Vault’s role: extract, dry, mitigate damage to flooring, drywall, and contents. Insurance usually covers water heater burst as sudden-and-accidental:

  • Covered: damage to the house and contents from the leak
  • Usually NOT covered: the water heater itself (equipment maintenance)

How to prevent water heater disasters

  • Install a drip pan with drain under the tank — catches small leaks before they damage flooring. $75-$200.
  • Install a water heater shutoff valve you can reach easily — not above the tank where you need to climb to access.
  • Install a leak detector near the water heater base. $20-$40 for a puck alarm; $60-$150 for a Wi-Fi detector.
  • Flush the tank annually to remove sediment.
  • Replace the anode rod every 5-7 years.
  • Replace flex connectors every 10 years with braided stainless.
  • Replace the tank proactively at year 10 — don’t wait for failure.
  • For unoccupied / vacation / second homes: install a whole-home automatic shutoff. Catches the burst at any hour.
