Key points
- Moisture detection finds water inside walls, floors and ceilings that you can’t see or feel.
- We use FLIR thermal cameras plus Delmhorst and Protimeter moisture meters.
- Readings set the drying plan and are logged daily until the job is dry.
- Vault is an IICRC Certified Firm (WRT #248317). Free written estimate for water damage.
Why hidden moisture matters
Water runs along framing and soaks into drywall, insulation and subfloor well past the visible stain. Missed moisture leads to swelling, odor and mold. Signs to watch for are in hidden water damage signs.
Our tools
- FLIR thermal imaging shows temperature differences that point to wet areas — see thermal imaging for water leaks.
- Delmhorst and Protimeter meters confirm how wet each material is. What the numbers mean: moisture meter readings explained.
From readings to drying
The moisture map tells us where to open walls, where to build drying chambers and when a room is truly dry. Readings are recorded every day and go into the file we send your insurer with the Xactimate scope. The drying itself is covered on structural drying.
Cost and insurance
Moisture mapping is part of every water job, which typically runs $3,500–$8,500 for mitigation in Utah; you get a free written estimate first. We bill State Farm, USAA, Allstate, Farmers and Bear River Mutual directly — see insurance claims. General information, not insurance advice.
Moisture detection by city
Provo · Orem · Springville · Vineyard · Lindon · Mapleton
Arrival: inside Provo city limits, Mon–Sat 8 AM–5 PM, we guarantee a crew within 45 minutes (miss it and the on-arrival emergency inspection is free). Average arrival elsewhere: Provo 34 min, Orem about 41 min, Lindon 44 min, Springville 48 min, Mapleton 52 min; Vineyard typically under 60 minutes.
Where hidden water goes
Water follows gravity and wicks sideways. A leak you can see in one spot has usually traveled farther than it looks. The places we check first:
- Behind baseboards and inside walls — drywall wicks water up from a wet floor.
- Under cabinets and appliances — sink, dishwasher and fridge lines leak where nobody looks.
- Under flooring — water runs under laminate, vinyl, tile and hardwood into the subfloor.
- The ceiling below — a bathroom or laundry leak often shows up one floor down. See ceiling water damage.
- Insulation and exterior walls — insulation soaks up water and hides it.
- Crawlspaces and basements — see crawlspace water damage.
How each tool works
Thermal imaging (FLIR)
Wet materials are usually cooler than dry ones because water evaporating from them pulls heat away. A FLIR thermal camera shows those differences as a picture, so we can scan a whole wall or ceiling in seconds and see the shape of the wet area. It finds where to look — it doesn’t prove water is there.
Pin (penetrating) moisture meters
Two pins go into the material and measure how easily a small current passes through it — wetter material conducts better. Pin meters give a reading at a specific depth and are the standard check for wood framing, subfloor and trim.
Pinless (non-penetrating) meters
A pinless meter reads through the surface without leaving holes. It is quick for scanning drywall, tile and finished floors and for tracing the edge of a wet area.
Reading the numbers
Readings only mean something when compared with the same material that stayed dry somewhere else in the house — the dry standard. More in moisture meter readings explained.
The moisture map
Every reading goes on a map of the affected rooms: which walls, which floors, how far up, how wet. The map decides three things:
- What can dry in place and what has to come out.
- Where to build drying chambers and how much equipment they need — see structural drying and dehumidification.
- When the job is done — the same spots are re-measured every day until they reach dry standard.
When to call for moisture detection
- After any burst pipe, appliance leak or overflow — even if it looks cleaned up. See burst pipe: what to do.
- Stains, bubbling paint or soft spots on walls or ceilings.
- A musty smell with no obvious source.
- Warped or cupped flooring.
- A water bill that jumped for no reason.
- Before closing walls back up after any water loss.

Moisture detection and mold
Mold needs moisture. Finding and drying hidden water is the most reliable way to keep it from starting, and if mold is already there, moisture readings show what caused it so the problem doesn’t come back after cleanup. If remediation is needed, our AMRT-certified crew handles it under sealed containment with HEPA negative air — see mold remediation.
Who does the work
Readings are taken by Vault’s own W-2 crew — no subcontractors — including Marcus Wheeler (Senior Water Damage Restoration Tech, WRT/ASD/AMRT), Daniel Hoffmann (Emergency Response Tech, WRT/ASD) and Ryan Bautista (Mold Remediation & Drying Specialist, WRT/AMRT). Meet everyone on our team page. Vault is family-owned and veteran-operated, founded in August 2020 by Timothy Ellis.
Frequently asked questions
Can you find hidden water without opening walls?
Usually, yes — at least enough to know where it is. A thermal camera narrows the area and a meter confirms it. Walls are only opened where the readings show wet material that has to dry or come out.
Is a thermal camera enough on its own?
No. A thermal camera shows temperature, not water. A cold spot can be wet drywall, or just a cold-air draft, missing insulation or a duct. Every suspicious spot is confirmed with a Delmhorst or Protimeter meter before it goes on the moisture map.
What does moisture detection cost?
On a water damage job it’s part of the work and the free written estimate. If you only want a mold inspection, ours is $199 with a moisture meter and thermal camera ($99 visual-only for one area, $349 with air sampling and lab analysis).
Do I get a copy of the readings?
Yes. Readings are logged every day of the job and go into the file we send your insurer along with photos and the Xactimate scope.
I had a leak months ago. Can it still be wet?
Yes. Slow leaks and water trapped under flooring or in wall cavities can stay wet for a long time, and that is when mold gets started. If you smell must or see staining, have it checked — see how to tell if you have mold.
Should I test for mold after water damage?
It depends on how long things stayed wet and what you see or smell. See do I need mold testing after water damage and our mold inspection and testing page.
