Which inspection do you need?
$99 — visual inspection
Good when you can already see a small patch of growth in one area — under a sink, a bathroom ceiling corner, a closet wall — and want to know how far it goes and what it will take to fix.
$199 — visual plus moisture meter and thermal camera
The right choice when there has been a leak or water damage. Mold follows moisture, so we map where the water went with a FLIR thermal camera and confirm it with Delmhorst and Protimeter meters. Finding the wet area is what tells us how far mold could have spread. See moisture detection.
$349 — adds air sampling and lab analysis
For a musty smell with no visible growth, health concerns in the household, or when you need documentation for a sale, a landlord or an insurer. Air samples are analyzed by Sporecyte, an outside lab. More in mold air sampling explained.
What happens after the inspection
If remediation is needed, you get a free written estimate. Remediation jobs start at $500 and are done by our AMRT-certified crew under sealed containment with HEPA negative air. After the work, clearance is checked by our crew with air samples analyzed by Sporecyte, and the job carries a 90-day mold warranty from clearance — if mold comes back, we reinspect within 7 business days and re-remediate free. See mold remediation cost.
Do you need an inspection at all?
A small spot on a hard surface after a one-time event can sometimes be handled yourself — see when DIY mold cleanup is OK. If there was a leak, a musty smell keeps coming back, or the area is larger than a few square feet, an inspection is cheaper than guessing. Signs to look for: how to tell if you have mold.

Common questions
Do home mold test kits work?
Not well on their own. Mold spores are in almost all indoor and outdoor air, so a settle plate will grow something nearly every time. Without an outdoor comparison and a moisture check, the result does not tell you where the problem is. Our $349 inspection adds air sampling, with samples analyzed by Sporecyte, an outside lab.
Does insurance pay for a mold inspection?
It depends on the policy. When mold comes from a covered water loss, testing may be part of the claim; otherwise it is usually paid out of pocket. See is mold covered by homeowners insurance. General information, not insurance advice.
How should I prepare for the inspection?
Do not clean, paint over or disturb the area first. Note when a musty smell is strongest and list any past leaks, floods or plumbing repairs you know about — it helps us decide where to look and measure.
