Water Damage in a Rental — Tenant and Landlord Guide

Tenant — do this first

  1. Stop the water if you can — fixture shut-off valve or the main. Shut-off guide.
  2. Tell your landlord or property manager right away, in writing (text or email) as well as by phone.
  3. Photograph everything — the source, the damage, and your belongings.
  4. Move your belongings out of the wet area.
  5. Call your renters insurance if your belongings were damaged.

This page is general information, not legal advice. Your lease and Utah law control the specifics.

Who usually pays for what

ItemUsually covered by
Building structure — drywall, flooring, cabinets, plumbingUsually the landlord (landlord’s property insurance)
Tenant’s belongings — furniture, electronics, clothingUsually the tenant (renters insurance)
Temporary housing if the unit is unlivableOften renters insurance (loss of use); check the lease
Damage caused by tenant negligenceOften the tenant, depending on lease and facts

A landlord’s policy generally does not cover a tenant’s belongings. That’s what renters insurance is for.

Upstairs units and water from a neighbor

In duplexes, condos, and apartments, water often comes from the unit above. The Joaquin case study on this site started with an upstairs bath drain leaking into the rental unit below. Report it to your landlord and, if you can, the upstairs occupant. Insurance carriers sort out responsibility between policies afterward.

For landlords

  • Respond fast. Mold can start within 24-48 hours, and delay can turn a drying job into a mold job.
  • Document the source, the date reported, and the response time.
  • Give tenants notice before crews enter, as your lease and Utah law require.
  • Coordinate access — drying equipment runs for several days and has to stay on.
  • Consider the unit below or beside — water travels.

How Vault works with rentals

  • We work for whoever authorizes the job — usually the owner or property manager.
  • We document damage and record daily moisture readings for the insurance claim.
  • We bill the insurer directly where the policy allows; State Farm, USAA, Allstate, Farmers, and Bear River Mutual are billed directly.
  • We coordinate entry times with tenants.
