Property types we serve

Offices and professional buildings

Supply line failures, after-hours sprinkler discharge, HVAC overflow, server-room floods. Priority: isolate the affected area, preserve electronics and documents, keep the rest of the floor operational. We’ve worked after-hours Fridays through Sundays on multiple downtown Provo office jobs so Monday morning the lights are on and the staff can work.

Retail and restaurants

Grease fires, kitchen floods, roof leaks over inventory, sewage backups in restrooms during business hours. Priority: contain the odor and visible damage, protect the brand presentation, work hours that minimize customer-facing disruption. Grease trap specifications and health department coordination included for restaurant work.

Multi-family (apartments, condos, townhomes)

Cross-unit floods are our specialty. One upper-unit washer failure can damage 3-4 units below. Vault documents the loss per-unit for insurance apportionment, coordinates with property management for tenant notification, and sequences units so tenants can return to their homes as quickly as possible. Full HOA documentation available.

Light industrial and warehouse

Sprinkler system discharges, roof leaks over inventory, forklift battery electrolyte spills, small chemical releases. We work alongside your safety officer and insurance adjuster. Clearance documentation sized to the scope.

What makes commercial restoration different

  • Business continuity is the scope. Not just “fix the damage” — minimize the hours or days of operational disruption. We can work overnight and weekends to deliver a Monday-morning handover.
  • Commercial policies are different. Deductibles are higher, business interruption coverage sometimes applies, and the adjuster may be a property manager rather than a homeowner.
  • Documentation is more detailed. Per-unit (multi-family), per-tenant (retail), per-department (offices) loss documentation for apportionment.
  • Compliance. Health department sign-offs (restaurant), ADA accessibility during repairs, OSHA for industrial work, fair-housing coordination for multi-family tenant management.

Pricing

Commercial work is scoped and quoted per-job. We don’t publish fixed commercial pricing because the variables (square footage, operational constraints, after-hours requirements, specialty equipment) differ too much. Written estimates are free. Scopes are in Xactimate commercial pricing, matched to your carrier’s expectations.

Frequently asked questions

Can you work after hours to keep us open?

Often yes. Drying can be set up outside operating hours and loud work scheduled around service. Containment can seal off the affected area so the rest of the space keeps operating.

Do you handle fire sprinkler discharges?

Yes. Sprinkler water that’s been sitting in pipes is usually dirty and foul-smelling and is treated as contaminated water. We handle extraction, structural drying, cleaning, and odor control, with documentation for the claim.

Will business interruption insurance pay for lost income?

Many commercial policies include business interruption coverage that pays lost income during a covered loss. Keep closure dates, revenue records, and extra-expense receipts; we provide the restoration documentation.
