The Loss Event
The shower pan liner in the second-floor master bathroom failed at the drain interface at some point in early June 2024. Each shower use released a small volume of water (approximately 1 to 3 gallons per shower) into the subfloor cavity below the shower rather than into the drain assembly.

Below the shower, however, water was accumulating in the subfloor cavity, saturating the surrounding framing, and eventually beginning to migrate down through the floor system into the first-floor ceiling below.
The first visible symptom appeared approximately 5 weeks after failure onset: a small water stain developed on the first-floor family room ceiling directly below the master bathroom shower. The homeowners initially assumed the stain was from a spilled drink or condensation and attempted to paint over it. Two weeks later, the stain reappeared and had expanded, accompanied by a musty odor in the family room and slight sagging of the ceiling drywall.

Diagnostic Sequence

- Bathroom floor tile surface dry. Grout lines intact. Moisture readings on bathroom floor subfloor via extension probe through grout line: 28-38% MC across approximately 45 sq ft directly under the shower.
- Water tightness testing
- Shower drain plugged and shower pan flooded with 1 inch of standing water. After 2 hours, water level dropped approximately 3/8 inch — active leak confirmed. Standard shower pan flood test protocol per IPC 2018 section 305 for water tightness verification.
- Below-shower access
- Family room ceiling drywall opened at the sagging area to access the subfloor cavity from below.
