The Loss Event

The upstairs master bathroom PEX supply branch line to the sink cold-water fixture experienced a crimp connection failure at the manifold at approximately 11:47 AM on February 6, 2025. PEX manifold crimp failures typically occur at the connection between the branch line and the manifold outlet, and are associated with installation defects rather than material degradation — improperly seated crimp rings, contaminated crimp tools, or misaligned connections during original installation.

The failure produced full open flow from the manifold branch at approximately 4 GPM. The homeowner was at work at their office in Lehi and did not receive any notification. There was no whole-house water monitoring system installed. The homeowner discovered the loss when they came home for lunch at 12:15 PM — approximately 28 minutes after the failure — and heard water flowing when they opened the front door.

They immediately closed the main water shutoff at the exterior meter and called our emergency line at 12:19 PM.

Total water volume released: approximately 110 gallons over the 28-minute duration. While the volume was modest compared to some vacation-duration losses, the water had ample time to migrate from the upstairs master bathroom through the floor system to the main floor and into the basement below, producing substantial three-floor damage.

The property is a 2019 two-story production home in a Vineyard master-planned community. Construction profile representative of new Vineyard construction: engineered floor systems throughout (TJI joists), PEX manifold plumbing with home-run distribution, spray foam insulation in exterior walls, standard drywall assemblies with textured finish, engineered hardwood flooring on main floor, carpet in bedrooms, luxury vinyl plank in basement.

Diagnostic Sequence

Arrival at 1:04 PM (45 minutes after dispatch). Water on the main floor was approximately 1/4 inch deep in the entryway and adjacent living room area (approximately 340 sq ft affected). Water in the basement below the main-floor water spread was approximately 1/2 inch deep across roughly 220 sq ft. Master bathroom above showed the source clearly — PEX manifold branch failed, water still hissing from the connection point.

Source assessment: PEX manifold in mechanical closet inspected. The failed connection was a crimp ring that had been improperly seated during original installation — the ring was compressed but had shifted during subsequent pressurization cycles. Photographic documentation of the failed connection for warranty and installation-related discussion (the property was within builder warranty period for major plumbing systems).

Key Learnings

  • PEX manifold crimp connection failures are usually installation-related rather than material-related. Properly executed crimp connections with quality tools produce essentially permanent connections; failures typically indicate installation defects that may exist elsewhere in the same house or in adjacent homes built by the same crew during the same time period.
  • Whole-house water monitoring systems (Flo by Moen, Phyn, Leaksmart, and similar) shut down water automatically on flow anomaly detection. At $400 to $1,200 installed cost, these systems would have detected this 4 GPM continuous flow within 5 to 10 minutes and shut down the main automatically, likely reducing this $41K claim to under $2K.
  • New construction water losses are common enough to represent a distinct category. Modern homes have sophisticated plumbing systems with more failure points than traditional construction. Manufacturer’s warranties and builder warranties provide coverage for original installation defects but require timely documentation and coordination.
  • Engineered hardwood has limited refinish capacity (only 2-3 sanding cycles over the life of the material vs. 5-8+ for solid hardwood). Post-loss decisions about refinishing vs. replacement depend on prior refinish history and total wear layer remaining. Modern flooring failures often require partial or full replacement rather than in-place restoration.
  • Subrogation between homeowner’s carrier and builder’s GL carrier resolves the ultimate financial responsibility over time but should not delay the initial restoration. Restoration proceeds under the homeowner’s own policy; subrogation is handled between carriers over subsequent months.
