Water Damage Restoration in Grandview South, Provo
A water heater holds dozens of gallons, and when the tank itself ruptures it keeps refilling from the supply line until someone shuts it off. In August 2026 a garage water heater failed overnight in Grandview South and the water ran into the finished basement next to it.

Water heater ruptures
Water heater tanks wear out from the inside as sediment and corrosion build up. A tank that ruptures doesn’t just release what’s inside: the cold-water supply keeps feeding it until the valve is closed.
- Know where the shut-off is. The cold-water valve is on the pipe at the top of the heater. If you can’t reach it safely, shut off the main. Turn off the power or gas to the heater as well.
- Warning signs: rust-colored water, rust or moisture at the base of the tank, rumbling or popping noises, or a slow drip from the bottom.
- Consider a drain pan and a leak alarm, especially when the heater sits next to finished space.
- Why baseboards come off: water runs under them and into the bottom of the drywall. Removing the baseboards lets the wall dry from the bottom and shows how far the water wicked up.
If it happens in your Grandview South home
- Stop the water at the fixture’s shut-off valve, or at the main if you can’t find the source.
- Stay safe. Keep away from water near outlets, cords or the electrical panel, and from any ceiling that’s sagging.
- Photograph everything before you move anything, for your insurance claim.
- Move belongings off wet floors, and leave the carpet and drywall in place so moisture readings can be taken first.
- Call (385) 250-2825. We log the time we answer and the time we arrive on your work order.

What our Grandview South customers say
“A refrigerator water line had been leaking behind our kitchen cabinets for who knows how long. The flooring started swelling before we realized something was wrong. The technicians checked underneath the cabinets and explained which areas needed drying. I appreciated that they showed us the moisture readings instead of just telling us everything was wet.”
