Restoration timeline — at a glance
- Mitigation (extraction + drying): typically 3-5 days from arrival.
- Reconstruction (drywall, flooring, paint): typically 1-3 weeks after mitigation finishes, depending on scope.
- Full job start-to-finish: 2-4 weeks typical, 4-8 weeks for larger losses, 2-6 months for whole-home gut-and-rebuild.
- Fast arrival shortens everything. Water caught in hour 1 dries in 3 days. Water caught on day 7 is a demo-and-rebuild.
- Insurance adjuster timing can add 1-2 weeks to the total if approval isn’t quick.
- Call (385) 250-2825 any hour; the clock starts the moment you call.
Phase 1: Mitigation (3-5 days typical)
From arrival through the moment moisture content on all affected materials falls below the IICRC drying standard. Typical breakdown:
- Day 0 (arrival day): extract standing water, set containment if needed, deploy air movers and dehumidifiers, moisture map, document loss, write Xactimate scope.
- Days 1-3: daily moisture checks, adjust equipment, demo of unsalvageable materials (wet drywall, carpet pad, soaked insulation).
- Day 3-5: structural moisture content reaches target (under 15% on wood framing, under 1% MC on drywall remaining in place). Equipment removed.
Faster if: small loss, Category 1 water, quick arrival. Slower if: large square footage, hardwood floors (need slower controlled drying), Category 3 water requiring more demo.
Phase 2: Reconstruction (1-3 weeks typical)
Rebuilding what mitigation removed. Depends on scope:
| Scope | Typical duration |
|---|---|
| One room, drywall patch + paint + baseboard | 3-5 days |
| One room, drywall + flooring + trim + paint | 1-2 weeks |
| Multi-room (bathroom + hallway + bedroom) | 2-3 weeks |
| Finished basement | 3-5 weeks |
| Kitchen with cabinetry | 4-8 weeks |
| Whole-home gut after major loss | 2-6 months |
What slows the timeline (and how we manage it)
- Insurance adjuster delays. Some carriers take 5-10 business days to approve a scope. We submit same-day in Xactimate to minimize this.
- Supply lead times. Specialty cabinetry, custom tile, discontinued flooring can add 2-6 weeks of waiting. Standard builder-grade materials ship in 2-5 days.
- Mold discovery. If mold is found behind demolished drywall, we add containment + remediation + clearance before reconstruction can start. Usually 3-7 days extra.
- Permit requirements. Most Utah restoration work doesn’t need a permit (same-footprint repair). Structural changes or additions do, which can add 1-3 weeks.
- Homeowner decisions. Picking paint colors, flooring, finish selections — the homeowner’s decision speed sometimes IS the bottleneck.
What speeds the timeline
- Fast call. Call Vault within hour 1 — the Cat 1 loss stays Cat 1, materials get saved, demo is minimized.
- Have your insurance info ready when we arrive. Policy number, carrier contact.
- Make selections early. Pick paint, flooring, trim before reconstruction starts.
- Direct billing to carrier. We bill State Farm, USAA, Allstate, Farmers, Bear River Mutual directly — no homeowner-float cycle.
Can you stay in the house during restoration?
Usually yes for mitigation (equipment is noisy but not hazardous for Cat 1 jobs). Yes for most reconstruction (we work in zones). Not for sewage, severe mold, or large smoke-damage jobs. See can I stay in my home during restoration.
