Mold remediation cost in Utah — at a glance
- Mold inspection: $99 basic visual · $199 with moisture + thermal · $349 with air sampling + lab analysis.
- Mold remediation jobs start at $500 for small, surface-level work.
- Typical range for a mold job: $500-$8,500 depending on scope.
- Add reconstruction (drywall, flooring, paint): typically $4,500-$9,500 on top.
- Insurance: most Utah homeowner’s policies cap mold coverage at $5,000-$10,000 or exclude it entirely.
- Written estimates are free after the initial assessment. (385) 250-2825.
What drives mold remediation cost
- Square footage affected. 10 sq ft is a small job; 150 sq ft (a basement bedroom with hidden growth) is a large job.
- Where it is. Visible drywall is cheap to replace. Mold in HVAC ducts, behind cabinetry, in crawlspaces, or in wall cavities needs more demolition and containment.
- Containment requirements. Open-area work with HEPA scrubbers is cheaper than fully-sealed negative-air containment for Level 3+ remediation.
- Materials affected. Drywall and insulation are destroyed and replaced. Wood framing is cleaned and treated in place when possible. Carpet and pad with growth are discarded. Hardwood with surface growth can sometimes be sanded and sealed.
- Clearance testing. Visual clearance is the lowest cost. Air sampling with Sporecyte lab adds $100-$300 for the lab fees.
- Reconstruction. Replacing the removed materials — drywall, insulation, flooring, trim, paint — is quoted separately from remediation.

Insurance coverage for mold (Utah)
Most Utah homeowner’s policies have a mold rider that caps coverage at $5,000-$10,000. Some policies exclude mold entirely. Mold is usually covered only when it results from a covered water loss (burst pipe, appliance failure) — not when it results from gradual leaks, humidity problems, or deferred maintenance.
If your mold is from a covered water loss: Vault bills your carrier directly in Xactimate up to your policy cap. If the scope exceeds the cap, we show you the gap in writing before any work starts. You can:
- Pay the gap out of pocket
- Finance the gap through Wisetack ($500-$25,000, 3-24 months, soft credit check)
- Reduce the scope (where safe to do so)
See insurance claims for how we handle the paperwork.
What’s included in Vault’s price
- Initial assessment and written estimate (free after the paid inspection tier)
- Containment setup (plastic, zipper doors, HEPA negative air)
- Source removal (affected drywall, insulation, carpet, pad)
- HEPA vacuuming and antimicrobial treatment of non-porous surfaces
- Structural drying
- Post-remediation clearance (visual + air sampling as applicable)
- Sporecyte lab fees for air samples
- Documentation for insurance
- 24-month workmanship warranty + 90-day mold warranty from clearance
What’s not included (quoted separately)
- Reconstruction (drywall replacement, paint, flooring, trim — typically $4,500-$9,500 for a mid-size job)
- Plumbing repair of the water source
- HVAC duct cleaning if contamination spread to ducts
- Contents cleaning (upholstery, clothing, documents)
- Additional environmental testing beyond standard clearance
Why Vault’s price looks fair vs. the market
We’re not the cheapest mold company in Utah County. Companies quoting half our price are usually:
- Skipping sealed containment (spreads spores to clean areas)
- Skipping post-remediation clearance (you never know if it worked)
- Hiring third-party industrial hygienists at $350-$650 extra that get added to your bill after the “low” quote
- Using 1099 subcontractor crews with no accountability
- Skipping warranty altogether
Vault includes all of the above in the base price. One invoice, one chain of accountability, one warranty.
