Wet laminate or vinyl — at a glance
- Laminate has a fiberboard core. Once the edges swell, they don’t go back down.
- Luxury vinyl plank (LVP) is waterproof on top — but water runs through the seams and gets trapped underneath, against the subfloor or concrete.
- Either way, the subfloor needs checking. Trapped water under a floating floor is a common source of hidden mold.

Laminate
Laminate is a photo layer and wear layer over a high-density fiberboard core. Water at the seams soaks into that core and the edges peak or swell. Small spills wiped up quickly are fine; standing water for more than a few hours usually means replacing the affected boards — and often more, because laminate is installed as one floating floor.
Luxury vinyl plank (LVP) and tile
The planks themselves usually survive. The problem is what’s under them: underlayment pads hold water, wood subfloors absorb it, and concrete slabs stay damp. Because vinyl doesn’t let moisture escape upward, that water can sit for weeks. LVP can often be pulled up, the subfloor dried, and the same planks reinstalled.
What to do first
- Stop the water source and remove standing water.
- Don’t put fans directly on the surface and assume it’s drying — the water is underneath.
- Photograph the floor and the source for insurance.
- Get a moisture reading of the subfloor before deciding anything. See hidden water damage signs.
Save or replace?
| Situation | Usual outcome |
|---|---|
| LVP, clean water, caught quickly | Lift, dry subfloor, reinstall |
| LVP glued down over concrete | Dry in place with monitoring, sometimes partial removal |
| Laminate with swollen edges | Replace affected area |
| Any floor soaked by sewage | Remove and replace |
Typical Utah cost
| Scope | Typical range |
|---|---|
| Lift LVP, dry subfloor, reinstall — one room | $1,200-$3,000 |
| Remove laminate, dry, replace — one room | $2,500-$6,000 |
| Multiple rooms or mold under the floor | $5,000-$12,000+ |
One reason floating floors are expensive after a leak: they’re one continuous surface, so damage in one room can mean replacing flooring through connected rooms. Ask your adjuster about matching. See insurance claims.
