At a glance
- New doesn’t mean leak-proof. Many problems trace back to installation details.
- Common culprits: PEX fittings and manifolds, shower pans, window flashing, grading, and window wells.
- Document early — some issues may fall under a builder warranty.
- Call (385) 250-2825 if you find water.
Common issues in newer homes
- PEX fittings and manifolds — a single failed fitting can leak inside a wall
- Shower pans — see our Springville shower pan liner case study
- Window and door flashing — wind-driven rain gets behind siding
- Grading and window wells — new yards settle toward the house; see window well flooding
- Construction moisture — lumber, concrete, and drywall release moisture during the first year
- Bath fans not ducted all the way outside
First-year checklist
- Look under every sink and around the water heater monthly.
- Check the ceiling below upstairs bathrooms and laundry.
- Watch for window condensation and stains on sills — window condensation guide.
- Make sure downspouts and grading move water away from the foundation.
- Confirm bath fans vent outside.
If you find a leak
Stop the water, photograph everything, and notify your builder in writing if you’re under warranty. Water damage still needs to be dried quickly regardless of who pays. See documenting water damage.
