Sagging or Collapsing Ceiling From Water Damage

Key points

  • A bulge or sag in a wet ceiling means water is trapped above it — it can come down without warning.
  • Keep people and pets out of the room and turn off power to it if you can do so safely.
  • Stop the water source above: shut off the supply or the main valve.
  • Call for help before poking or draining the ceiling yourself.

Right now

  1. Clear the room. Keep everyone out from under the bulge.
  2. Power off. Turn off the breaker to that room if the panel is dry and safe to reach — water and light fixtures don’t mix. See water damage electrical safety.
  3. Stop the water. Shut off the fixture above, or the main — see Utah main water shut-off guide.
  4. Move valuables out of the room if you can do it without standing under the sag.
  5. Photograph everything for your insurer.

Why ceilings sag

Drywall soaks up water and loses strength. Water pools on top of it, in the insulation, until the weight pulls the board off its fasteners. Common sources: an upstairs bathroom or laundry, a water heater in the attic, or a roof leak. See upstairs neighbor leaks and roof leak interior damage.

What we do

  • Safely relieve and remove the damaged section, inside containment if needed.
  • Map the water above and around it with FLIR thermal imaging and moisture meters.
  • Remove wet insulation and dry the framing and subfloor above.
  • Document everything with photos, daily moisture readings and an Xactimate scope, and bill your insurer directly.

Common questions

Is the ceiling OK once it dries?

Drywall that sagged from water usually does not regain its strength, and the fasteners have often pulled through. That section is normally replaced after the insulation and framing above are dried.

Are plaster ceilings different?

Yes. Plaster on lath in older homes is heavier and can come down in large pieces, so keep everyone out from under a bulging plaster ceiling. See plaster and lath water damage.

Will insurance cover the ceiling?

If the cause is covered, such as a sudden pipe or appliance failure, the ceiling repair usually is too. Roof leaks from wear and slow leaks are often treated differently — see sudden vs. gradual water damage. General information, not insurance advice.
