Water Damage Restoration in Edgemont, Provo
A shower can look perfect and still leak. If the waterproofing under the pan fails, water goes into the subfloor every time someone showers, and it shows up downstairs. Vault handled this in an Edgemont home in June 2026.
Vault Mold Removal works out of a staffed office, shop and warehouse at 1169 S 760 W in Provo. Edgemont is inside Provo city limits, so it’s covered by our 45-minute arrival guarantee (Monday–Saturday, 8 AM–5 PM): if we’re late, your emergency inspection is free. Call (385) 250-2825 any hour. The Vault crew answers, not a call center.

- What happened

Shower pan failures
Under the tile or base of a shower is a waterproof layer called the pan or liner. When it cracks, separates at a seam or loses its seal at the drain, water gets past it into the subfloor. Because it leaks a little at a time, it can go on for months.
- Signs to look for: a stain on the ceiling below the shower, loose or cracked tiles, darkened grout that never dries, or a musty smell in the bathroom.
- Test it: if the stain below grows after showers but not after the sink or toilet is used, the shower is the likely source.
- Inspecting the framing matters. Long, slow leaks can soften subfloor and joists. Opening the ceiling below lets the framing be checked and dried.
- Fix the pan before rebuilding. The shower needs to be repaired or rebuilt, or the leak will start again.
If it happens in your Edgemont home
- Stop the water at the fixture’s shut-off valve, or at the main if you can’t find the source.
- Stay safe. Keep away from water near outlets, cords or the electrical panel, and from any ceiling that’s sagging.
- Photograph everything before you move anything, for your insurance claim.
- Move belongings off wet floors, and leave the carpet and drywall in place so moisture readings can be taken first.
- Call (385) 250-2825. We log the time we answer and the time we arrive on your work order.

What our Edgemont customers say
“Our upstairs bathroom developed a slow leak that eventually showed up as a stain on the ceiling below. The team found the wet areas, explained what needed to be opened up, and monitored the drying over the next few days. They were careful with our floors and cleaned up after themselves.”
