Water Damage Restoration in Joaquin, Provo
When a house is split into an upstairs and a downstairs unit, a leak upstairs becomes the downstairs tenant’s problem too. In November 2025 an aging bathroom drain pipe in a Joaquin property leaked into the rental unit below. Vault removed the damaged materials and dried the space.

Drain leaks between units, and what owners should do
Drain leaks are different from supply-line bursts. They only leak when the fixture is used, so they can drip for weeks with a little water each time. In a property with a unit below, that water ends up in the downstairs ceiling and walls.
- Signs in the unit below: a ceiling stain that grows after someone showers upstairs, bubbling paint, a musty smell, or laminate flooring that starts to lift at the seams.
- Ask tenants to report stains early. A small ceiling stain is a cheap fix compared with wall cavities and flooring that have been wet for weeks.
- Laminate doesn’t recover well. Once water gets into the core and under the planks, they usually swell and have to come out so the subfloor can dry.
- Keep records for both units. Photos, moisture readings and a written scope help with the insurance claim and with communication between owner and tenant.
If it happens in your Joaquin property
- Stop the water at the fixture’s shut-off valve, or at the main if you can’t find the source.
- Stay safe. Keep away from water near outlets, cords or the electrical panel, and from any ceiling that’s sagging.
- Photograph everything before you move anything, for your insurance claim.
- Move belongings off wet floors, and leave the carpet and drywall in place so moisture readings can be taken first.
- Call (385) 250-2825. We log the time we answer and the time we arrive on your work order.
