Water Damage Restoration in Timp, Provo
Some of the most expensive leaks are the ones nobody sees. A pinhole leak behind kitchen cabinets can run for weeks, soaking drywall and subfloor before a soft spot, a stain or a musty smell gives it away. Vault handled one of these recently in Timp.
Vault Mold Removal works out of a staffed office, shop and warehouse at 1169 S 760 W in Provo. Timp is inside Provo city limits, so it’s covered by our 45-minute arrival guarantee (Monday–Saturday, 8 AM–5 PM): if we’re late, your emergency inspection is free. Call (385) 250-2825 any hour. The Vault crew answers, not a call center.
A real Vault job in Timp
- Approximate location
- Near 500 N and 900 W
- When
- December 2025
- What happened
- An aging galvanized pipe developed a pinhole leak behind the kitchen cabinets, saturating the drywall and subflooring.
- What Vault did
- Removed the cabinet toe kicks and installed dehumidifiers to dry the hidden cavity.
Hidden leaks behind cabinets and in older pipe
Galvanized steel supply pipe corrodes from the inside over decades. Eventually the wall gets thin enough for a pinhole leak, often at a fitting or in a section hidden behind a wall or cabinet. Water spreads under the cabinet base and into the subfloor, out of sight.
- Warning signs: swelling or peeling at the bottom of cabinets, a soft spot in the floor in front of the sink or dishwasher, a musty smell when you open the cabinet, or a higher water bill with no explanation.
- Drying without tearing out the kitchen: in many cases the cabinets can stay. Taking off the toe kicks opens the space under the cabinet base so dry air can reach the wet subfloor and wall. That’s what Vault did on the Timp job.
- Fix the source: drying only lasts if the leak is repaired. If your home still has galvanized supply lines, have a plumber assess them. One pinhole often means others aren’t far behind.
If it happens in your Timp home
- Stop the water at the fixture’s shut-off valve, or at the main if you can’t find the source.
- Stay safe. Keep away from water near outlets, cords or the electrical panel, and from any ceiling that’s sagging.
- Photograph everything before you move anything, for your insurance claim.
- Move belongings off wet floors, and leave the carpet and drywall in place so moisture readings can be taken first.
- Call (385) 250-2825. We log the time we answer and the time we arrive on your work order.

What our Timp customers say
“A broken pipe in our older Provo home soaked part of the basement storage room. Several boxes were wet, and the drywall had absorbed water near the floor. The team removed the water, checked the framing, and set up drying equipment. They kept us informed without overwhelming us with technical details.”
